We spent the last few weeks reviewing the contract with our solicitor and also reviewing the floor plans ensuring we are ready to finalise the contract with Eden Brae.
We’re about to embark on our first house build in Sydney of an Eden Brae Cremorne 30, Lifestyle Series. If you’ve ever purchased a home before, this may not be as daunting, however you become overly engrossed in Eden Brae reviews, forums and home building sites knowing there are still risks in building – like every major expense/decision you make.
A week prior to this appointment, Charles emailed a 75-page document for review. Ignoring the contract for the moment, the document also included our actual house plans – wow, it was the first time we saw detailed, computer-generated floor plans to the mm and side-elevations views.
On the day, we raised any further questions we had, produced our Section 149 Planning Certificate from the council and then commenced placing our initials on every page of the formal contract (two versions), including our signature where required.
This was also when we had to pay the outstanding 5% deposit of the fixed price contract (5%, less the AU$750 deposit and AU$2,500 deposit already paid).
We were also briefly introduced to our Client Service Administrator (CSA); Amy Robson. She is to be our main point of contact throughout the pre-construction and construction phase of our new home.
We were then provided our Eden Brae pack which includes brochures from Eden Brae’s current suppliers and an information booklet explaining the next steps including the colour selection process.
I still need to pinch myself as it feels like a dream.

Is there any chances of changing the floor plans (STRUCTURAL CHANGE)due to unavoidable circumstances after singing the contract with EBH.

Hi, I suggest you discuss this with Eden Brae if you haven’t already? We didn’t have major structural changes, however we did make slight modifications even after our Home Option Gallery appointments (which occurs post- contract signing). For example, adjusting the size and heights of our windows; or adding a door and new wall to the ‘Study/Office’ which now encloses as a proper room (previously was an open area). These modifications were raised as Post Contraction Variations after the main contract was signed. I’m not sure how far you are into your build process, but there may be fees involved to amend the existing floor plan if it’s major changes.

We are currently reviewing a contract provided to us by Eden Brae. They have advised that they will not accept “any” changes. Was this your experience? The contract contains errors and the risks are inappropriately apportioned. We are potentially spending a large amount of money with Eden Brae and are about to walk away so just wanted to understand other customer’s experiences before we do.
